What Residential Site Prep Typically Includes
The scope varies by property but typically involves some combination of: land clearing and stump removal, topsoil stripping, rough grading and earthwork to establish the building pad, drainage shaping, driveway cut and gravel installation, and fine grading of the pad area to building tolerances. We assess each property individually — soil type, slope, drainage patterns, and what’s being built all affect the scope and cost.
Working With Your Builder and Civil Plans
We work directly from house plans, plot plans, and civil drawings. We coordinate with your general contractor to ensure the site is ready when framing is set to begin. If your project also requires utility installation — water, sewer, or stormwater systems — we handle that in the same mobilisation.
Drainage and Site Conditions in Central NC
Heavy clay soils in this region retain moisture and can create problematic subgrade conditions if not properly stripped. Slopes common in Montgomery County and Stanly County terrain require cut-fill management to create stable building pads. See client reviews from local homeowners and past project photos for examples of residential site work completed in the area.
Common Questions About Residential Site Preparation in NC
How far in advance should I hire a site prep contractor before my builder starts?
Ideally 4–8 weeks before your builder needs the pad ready. Contact us early in your build planning — it prevents the most common problem we see: builders ready to start and the site not ready.
Do I need a survey before site preparation begins?
A property survey is strongly recommended before site prep. Knowing your exact property lines prevents clearing or grading work that crosses onto adjacent parcels — an expensive problem to fix after the fact.
My lot has a significant slope. Can it still be built on?
Most sloped lots in Central NC can be built on with the right approach. We’ve prepared building pads on challenging terrain throughout Montgomery, Stanly, Moore, and Randolph County. A site visit is the only way to give you an honest assessment.
What if my lot has poor drainage or sits in a low area?
Drainage issues need to be addressed during site preparation, not after the house is built. Solutions range from simple swale grading to French drain installation. Ignoring drainage at site prep leads to wet crawl spaces, foundation problems, and yard flooding that are far more expensive to fix later.
Do you install the driveway as part of residential site prep?
We cut and prepare the driveway during site prep, including gravel installation. Paved or concrete driveways are usually installed later in the build. Mention it when you contact us and we’ll include it in the quote.
